The cabinet lead time rule: order before demo, not after.
Custom cabinets take 12 to 16 weeks. If you wait until framing is done to order, you will have a 3-month hole in your schedule. Your cabinet supplier needs final measurements after framing, but the order can often be placed with approximate dimensions and confirmed after demo reveals the actual wall conditions. Talk to your cabinet supplier about their process before you pull the first nail.
The Kitchen Flooring and Cabinet Split, The Most Missequenced Item in Residential Remodels
This one mistake costs contractors schedule time and rework on nearly every kitchen job. The rule is not universal, it depends on what flooring material you are using.
Hardwood (nailed or glued) or large-format tile: flooring goes in BEFORE cabinets. The continuous floor under the cabinet gives the best look and prevents cracking at cabinet edges.
LVP, laminate, or any floating floor: cabinets go in FIRST. A floating floor must not be pinned under heavy fixed cabinets. It needs room to expand and contract with temperature. Trap it and it buckles.
Carpet: not applicable to kitchens. Never carpet a kitchen.
Decide the flooring type before demo starts. The decision changes the entire kitchen sequence.
Hard Inspection Gates: Do Not Skip These
Two gates stop all downstream work until they pass:
Rough MEP inspection (Phase 4): plumbing rough-in, electrical rough-in, and HVAC rough-in all must pass before insulation can go in and walls can close. Schedule this inspection the day after rough-in is complete. Do not drywall over uninspected work.
Final MEP inspection (Phase 19): all finish plumbing, electrical, and HVAC trim-out must pass before certificate of occupancy. No occupancy or rental until the CO is in hand.
